Full Service

Selling or renting your home can be a daunting task and risky too! You face losing thousands and possibly being taken advantage of by a well informed buyer, buyers agent, buyers attorney. If you're renting, there's nothing worse than a tenant that doesn't pay their rent too!

Your best bet may be to have us process the entire transaction from start to finish. Many clients choose the "Full Service Plan". This ensures that when the offer or lease comes in we represent you from offer to close, handling all aspects of the transaction, until you get your check at closing!

What's included with the "Full Service"?

• Full broker support, answering any and all questions relating to offers, contract negotiation all the way through closing or renting.
• Offers or leases are efaxed to us then (which come into our email), we then email a copy to you for you to review.
• We show you how to counter offer, get it back to us so we can get the revised offer back to the buyers agent.
• We coach you how to get the highest possible price for sale or for rent.
• We help schedule the inspection.
• We help coordinate the appraisal.
• We order title insurance (you can choose the company). Title fees are state regulated so are the same statewide.
• Status reports as needed showing where you are at any point in the transaction.
• We order mortgage payoffs.
• We can order a home warrantee if it is offered.
• We make sure your buyer is pre approved.
• We provide you with a report on a prospective tenant if you're renting.
• We get the proposed lease to you from the buyers agent representing the tenant if you're renting.
• We provide support and answer all questions from start to finish.
• We verify contingencies are removed on time.
• We help schedule a closing time and date convenient for all parties selling or renting.
• We get the closing statement to you so you can see your amount due you with no surprises at closing.

If you do not choose the "Full Service" option when you list, and later decide you need help with the offer, we offer "Contract Negotiation". The cost is $500 per offer for sale or rent all the way through closing, paid at the time of the offer. If the offer doesn't work out and later you receive another offer, it would be an additional $500. Choosing the Full Service program when you sign up is your best bet.
