NOTE: All steps must be completed and faxed to (866) 358-1349 before we can list your home.  The documents are in a .pdf format.  Just click, download, fill in and fax to our office. YOUR PHOTOS MUST BE EMAILED SAME DAY OR EVEN BEFORE PAPERWORK. IF WE INPUT A LISTING WITHOUT PHOTOS WE MAY BE FINED THEN HAVE TO INPUT ALL OVER AGAIN SO PLEASE EMAIL PHOTOS BEFORE (WITH A NOTE) OR SAME DAY AS FAXING PAPERWORK.

2. Standard Listing / marketing agreement Standard Listing contract.  Use for all other counties in Michigan. 
3. Lead based paint State required.
4. Agency relationship State required. Describes relationship between seller and agent. Should be "none" unless you are erts (#1)
5. Seller's disclosures State required. Discloses condition of your home. Be very honest with this one!
5. Listing addendum Describes additional items with the listing agreement, verifies commission, etc.
6. Home measurement sheet Provides us with all pertinent data on your home, taxes and measurements.  NOTE, WHEN YOU DESCRIBE YOUR HOME IN THE REMARKS SECTION, WE ARE LIMITED TO 250 CHARACTERS!  PLEASE REMEMBER.
7. Photographs *Guidelines: primary photo must be exterior, .jpeg format, less than 500k in size, 512x400 pixels, 76 d.p.i (These guidelines help us get your listing in sooner, if you cannot do all of the above, it is fine, this helps though.  Please email up to 6 photos in .jpeg format to: (click on her name and her email pops up) Trista Blackmore, tblackmore@comcast.net

IF YOU SELL WITHOUT A REALTOR YOU BETTER HAVE THIS SIGNED BY THE BUYER SO YOU DON'T GET SUED FOR THE COMMISSION! CLICK HERE
9. Tricks of the Trade! A must have.   Valuable information on the sales process for going it alone.  You really need to print and read this brochure, I spent a considerable amount of time and energy on it!
11. Proofing your listing Once we list you, we will email you the listing for you to proof it for errors.  Just email any changes back so we have it perfect in the system!
12. Additional / future changes Please refer to the link to the left "changes to your listing" for future changes such as price changes.  DUE TO CALL VOLUME, WE WILL NOT PROCESS CHANGES UNLESS IT IS SUBMITTED VIA THE FORM, WE NEED TO PRINT A COPY FOR YOUR FILE.
13. When you get an offer! As the Realtor, we need to see a copy of it so we can  report the data to the board to stay in compliance. YOU MUST LET US KNOW WHEN YOU ARE "PENDING" & "SOLD" OR YOU WILL BE FINED.

The sign.  WE SEND THE SIGN AFTER AN MLS NUMBER IS GENERATED.  This may cause a day or two delay but we put waterproof stickers with your phone AND MLS number, so it is a high quality product!

 Our sign is 18 x 24 corrugated plastic.  We do not offer a frame for the sign though.  Due to the cost of this program, we simply cannot afford to include a high quality frame (we used to have rather inexpensive ones).  You can purchase a high quality angle iron sign at Home Depot or Lowe's.   We find most people go there too for their lock boxes.  So, if you use our sign with their high quality frame you have a long lasting, high quality product!

You may require assistance filling in the listing agreement.  Just call us and we'll go over everything with you so you understand it and are comfortable with it!  We make every attempt to have you in the system within 24 hours but it should not be more than 48.
