DIFFERENCE BETWEEN "FULL SERVICE" AND "LIMITED SERVICE"

If your home is located SOUTHEAST MICHIGAN, REALCOMP MAY BE YOUR PRIMARY MLS AND THERE ARE RULES YOU SHOULD BE AWARE OF

Realcomp is your MLS, (multiple listing service). Do not confuse MLS's and boards, they are two different things:

There are many different boards that Realtors are a memeber of: Western Wayne, Rochester, Livingston, Birmingham, Detroit, Dearborn to name just a few. ALL of the Realtors that are members of the BOARDS input their listings into Realcomp. They are just members of their local board.

4 Reasons to select the ERTS upgrade:

  1. Realtors have to click on an extra button "click here to search all types of listings" in order to find you! Many Realtors simply don't know any better herefore, you will not be found some of the time when Realtors do searches. We have great success with limited service listings but we have much better success when you are erts.
  2. Realcomp does not let your listing to go to Www.moveinmichigan.com unless you are an erts listing. This is huge! This is Realcomps public MLS site where thousands of people search!
  3. Realcomp does not allow your lisitng to be seen or shared through IDX/datasharing. The IDX is where you can surf other Realtors websites and all the various listings from all the Realtors show up. Many people these days surf Realtor wewbsites and unless you're an erts listing, you will not be found.
  4. Realcomp will not let your listing to to Realtor.com unless your are an erts listing!

The reason for this is that there are different types of listings and each has it's own rules, duties and obligations. A few of the more common are:
        1.  Exclusive Right To Sell (ERTS):  This is the traditional listing where the Realtor does all the work, show, schedule, negotiate and process the entire transaction.  There are duties and responsibilities for us as a Realtor with this type of listing. You are allowed to find your own buyer and avoid any commissions except what was paid to us originally! You may also be in for sale by owner websites too!
        2.  Limited Service (LS): This is typically what you sign up for where you pay a flat fee to get into the MLS and Realtor.com.  After your home is entered into the system, you the home owner are responsible for processing the transaction.  These are the most common listings.

Remember, Realcomp has their search page set to default to ONLY SEARCH FOR EXCLUSIVE RIGHT TO SELL listings. So, if you're a limited service type of listing the agent searching must click on an additional button.

SOLUTION:  Become an exclusive right to sell contract!  This will give you slightly better coverage and MAY be the difference between a sale and no sale.

IMPORTANT RULES IF YOU BECOME AN ERTS: In order for us to list your home as an exclusive right to sell, (ERTS) contact it requires a considerable amount of additional time and expertise on our end.  National Association of Realtor (NAR) rules clearly state the difference between the two and their duties.
a) Arrange appointments with other brokers.  This is typically done during the day or through our automated showing service, www.showingsolutions.com.  They are an answering / scheduling company that has operators on duty 12/7 that is really awesome, you will automatically be included in this system!
b)  Accept offers and get them to you in a timely manner.  Assist with negotiating on your behalf and advise you on the offer.
c.) You may now have a for sale by owner sign in your yard but we recommend against it as it sends a bad signal to Realtors. They won't send their buyers anywhere near you.
d.) You can be in "for sale by owner" websites too if you wish.

Basically, you have us do most of the processing of your entire transaction when you get an offer too!
