Where to search for homes M.L.S.'s (Multiple Listing Services): In the past, M.L.S.'s (some people call them Realtor boards) were only able to be accessed by licensed agents who were members. Recently though, some M.L.S.'s have what are called "Public sides". This means that the M.L.S. has agreed to publish it's listings for the public to see. This data tends to be slightly more accurate than Realtor.com. Realtor.com: When a home is listed, the data flows to Realtor.com at the end of the business day. All of the M.L.S.'s around the country put their listings there. Essentially, Realtor.com is the "Public M.L.S.". Realtor.com is the second best place to search for listings. Real estate sites: C21, Coldwell Banker, Keller Williams, etc. Most real estate companies have a "Search the M.L.S." link. Most listings can be found in these sites. The results are active listings from many offices, even though it appears to be that company's listing. This is called "Data sharing". Most real estate companies share their data for everyone's benefit. |
